Verdict: Watch — not an Undeniable Deal. The asking price is $4,625 above today’s protected ceiling. Flood, septic, condition and resale uncertainty remain unresolved. None of today’s five candidates qualifies for an Undeniable Deal escalation.

This is an editorial public-source watch priority, not an exhaustive market ranking or a recommendation about residents or neighborhoods. Required anchor 40214 remains first; the other four offer useful low-entry-price, renovation and resale-evidence comparisons. Portal counts may include contingent properties and nearby spillover; counts are not verified available inventory.

Required anchor; the public fixer filter shows 13 matches. Deep Forest supplies the clearest structural-risk lesson; Cartledge at $155,000 is a weaker retail-priced screen.

Ten public fixer-filter matches; Overbrook at $30,000 stands out, while public $127,000–$157,000 small-home asking signals help frame—not prove—an exit.

Nine fixer-filter matches, low entry prices and an Ormsby reduction. Public portals disagree on the current price, making date and property-history checks essential.

Zillow displays 108 sale results. Columbia and the $109,900 small-home asking comparison expose the gap between purchase price, automated value and after-repair value.

Six public fixer-filter matches. The $54,900 S 37th case and much lower nearby sold examples teach why rehab spending does not guarantee an equivalent resale premium.

No rental income is used to rescue the resale math. Public ZIP rent summaries do not prove achievable rent for these properties. No proximity-to-DTU/LBA premium is assumed.

Why Five, Not Ten

The standard rejects filler. Higher-priced Mary Catherine and Cartledge, the small one-bedroom 2140 Columbia case, and the $119,000 Algonquin screen do not add a stronger protected-price signal. Freeman has conflicting listing-history/status signals and is excluded pending verification. Pending properties are not presented as available buys. This is a deliberately narrower teaching set, not a claim that Louisville has only five candidates.

What Changed in Today’s Underwriting

The public $30,000 Overbrook ask is unchanged from the September 12 pulse. Yesterday’s $135,000 scenario produced $33,325. Today’s $125,000 downside-oriented scenario produces $25,375 with the same other reserves: a $10,000 ARV reduction lowers the ceiling $7,950 because percentage reserves also fall. This is an assumption change, not evidence of a $10,000 market-price decline. A thin modeled B-grade is not durable when plausible uncertainty erases it.

Full Candidate Walk-Backs and Evidence Limits

All ARVs, repair allowances, cost percentages, holding budgets and profit targets below are DTU teaching assumptions. They are not contractor bids or appraisals. Repairs include a contingency allowance but may exceed the indicated ranges. The 8% reserve covers combined acquisition settlement and resale/disposition costs for this example; actual commissions, concessions and closing expenses must be itemized. Holding assumes roughly six months of taxes, insurance, utilities, security, capital and delay risk; no lender quote or financing availability is represented. Buyer cushion and investor profit are separate intended protections.

4812 Overbrook Dr, Louisville KY 40216 — Watch

Public facts: 2 beds / 1 bath / 827 sqft / built 1950. Public listing: as-is rehabilitation, flood-insurance requirement and septic service. Realtor.com displays a September 7 listing update; its price-reduction display shows $7,500. Portal status: house for sale. Property source and history.

Comparable context / ARV logic: Realtor.com nearby estimates include 4515 Lake Dreamland ($129,700; 675 sqft), 4709 Overbrook ($142,700; 728 sqft), but also 4813 Overbrook ($68,000; 1,247 sqft). These are automated estimates, not closed comps. Separately, Redfin shows 4400 Raven Ridge sold August 26 for $219,000, but it is larger (1,025 sqft), newer and not an equivalent flood/septic comparison. We use a lower $125,000 scenario, not a verified appraisal.

Repair scenario: $45,000–$75,000+; selected reserve $55,000. Walk-back: $125,000 ARV − $15,625 cushion − $10,000 transaction/resale − $55,000 rehab − $7,000 holding − $12,000 profit = $25,375 maximum.

Comparable context / ARV logic: Nearby Realtor.com estimates: 3005 Rowan, 3 beds / 1 bath / 1,000 sqft, $88,800; 2913 W Main, 3 beds / 1 bath / 1,158 sqft, $89,578. Zillow lists 107 N 37th, 2 beds / 1 bath / 975 sqft, at $109,900. These are estimates and an asking price, not matched closed sales. The $85,000 modeled exit is provisional and could still be too high.

Comparable context / ARV logic: Redfin nearby sales include 1525 Hale, 2 beds / 1 bath / 952 sqft, $100,000 on August 17, and 2219 W Ormsby, 2 beds / 1 bath / 774 sqft, $65,000 on May 4. The $85,000 scenario sits between them, but they are not verified legal-duplex comparables. No rent, capitalization rate or two-unit premium is assumed.

Comparable context / ARV logic: Redfin reports 2302 High Pine, 3 beds / 2.5 baths / 2,743 sqft, sold August 10 for $245,000; 6702 Morocco, 3 beds / 2 baths / 2,123 sqft, sold the same day for $274,900. The $245,000 teaching exit uses the lower, closer-size comparison, not the top of the portal range. Structural history, basement-area treatment and site differences require independent adjustment.

Repair scenario: $60,000–$110,000+; selected reserve $75,000. Walk-back: $245,000 ARV − $30,625 cushion − $19,600 transaction/resale − $75,000 rehab − $12,000 holding − $20,000 profit = $87,775 maximum.
